Now days you could be looking at around 125 to 200 per sq. ft. this would be roughly of course. Your talking about another bathroom too. Of course you've got heating and wiring. I don't know what you both can do but it would help greatly to do a lot of the work yourself if able and according to the code in your area.

I've helped people saving money by doing the wiring, plumbing and giving them tips on building. I think I spent much time running back and forth with tips and know how but, it's rewarding if I'm not too busy.

You could get it done much cheaper than that in eastern Washington State where I live, but an addition in Washington wouldn't do you much good, I guess.

A small addition is more expensive by the foot, - I guess that is what you are being told.

What you didn't mention is what kind of addition this is: single story? ground level? will it affect the roof line? does ir mess up major plumbing or electrical? HVAC? Are we talking about fancy windows or french doors? Does it include remodeling of the existing space? What level of finish?

I know you dont want to write a 4 paragraph question, but my point is that contractors need to make a profit, and they have to figure high when there is uncertainty in the scope of work. I think you should draw out what you want if you haven't already then ask a contractor to look at it and suggest how it could be built economically, then compare that with your exisiting quotes.

I have saved money that way. I have also cost myself money the other way - just last month I started a 100 foot addition (doing the work myself) without really planning well and it grew on me. If I had been working for someone else, I would have lost my shirt!

Forget websites. You need to seek out a commercial insurance broker. They're in the yellow pages.

wish I had the answer, because we are seriously looking at doing the same thing to our meager 1400 sf cottage. I have something like a historic four-square or a modern Craftsman/Prairie in mind. Anxious to see what responses you may get.

Go to yellow pages find contractors most will give free estimates, its hard to say because you don't say what type of addition you wand ie. bath, bedroom expansion, or just living space. Where you live and what type of foundation need also a factor. But my best advice is if you get bids get two or three and get references and check with better business birro for complaints, and make sure they are lisenced and insured.

Expect around $200/sq.ft. for quality construction. If you're doing custom work with exceptional materials the costs can run $300-800/ sq.f.t depending on what you use.

If you go with pre-fab construction for a complete house, the finished cost will run $135-150/sq.ft.
